From the start, Denny took time to break down what was happening in the market. Things were shifting toward buyers, and instead of playing it safe at $730K, he suggested pushing the price to $740K. With the upgrades I had invested in — especially the backyard improvements, the updated roof, and the paid-off solar — he believed the home could support that higher number. It also gave us a stronger position once offers started coming in. Sure enough, our first offer came in at $730K plus a $10K credit, but Denny didn’t settle. He countered firmly at $740K with no credits, and to my surprise, the buyers agreed without any back-and-forth. Homes nearby were taking more than a month to get into escrow, but ours moved in about three weeks. The only part that tested my nerves was the buyer’s 45-day escrow, required because of their government-assisted loan. It felt long, but Denny stayed calm and kept me grounded. He reminded me repeatedly that the timeline wasn’t a red flag — just part of the process. He was right. The inspection passed without issues, the loan came together smoothly, and the closing ended up being far less stressful than I had feared. Looking back, I’m incredibly grateful I chose Denny.
